Fill Out an Application

Complete the online rental application for the property you're interested in. A $45 non-refundable fee applies per applicant.

Submit Required Documents

Provide your paycheck stubs (last 2 months), valid driver's license or state ID, and Social Security card.

Get Approved & Move In

Once approved, sign your lease and pick up your keys. Welcome to your new Monte Vista home!

Income

Verifiable income of at least 3x the monthly rent for houses and 2.5x for apartments.

Credit Score

A minimum credit score of 620 is required.

Occupancy

We follow the 2+1 standard: 2 persons per bedroom plus 1 additional occupant in the living area.

Age Requirement

All applicants must be 18 years or older to sign the lease agreement.

Rental History

Landlord references will be verified. Prior evictions or judgments may result in denial.

Background Check

Criminal history will be reviewed and taken into consideration during the approval process.

How many people can live in a rental unit?

We follow the 2+1 occupancy standard: 2 persons per bedroom, plus 1 additional person in the living area. For example, a 2-bedroom home allows up to 5 occupants, and a 3-bedroom allows up to 7.

What income do I need to qualify?

Your verifiable income must be at least 3 times the monthly rent for houses or 2.5 times for apartments. For example, if rent is $2,000/month on a house, you'd need to show at least $6,000/month in income.

What credit score is required?

A minimum credit score of 620 is required for all applicants.

Do you accept Section 8?

Yes, Section 8 is accepted at our properties.

Are pets allowed?

Pet policies vary by community. Where pets are allowed, the weight limit is up to 40 lbs. Pit bulls, German shepherds, cane corsos, and mastiffs are not permitted. Service animals and emotional support animals are always permitted in accordance with fair housing laws.

How much is the security deposit?

The security deposit is up to 1 month's rent. The exact amount will be provided upon approval of your application.

Is renters insurance required?

Yes, renters insurance is required for all tenants. You'll need to provide proof of coverage before or at move-in.

How much is the application fee?

The application fee is $45 per person and is non-refundable. Every person 18 years and older who will be living in the unit must submit their own application.

What is the minimum lease term?

All leases require a minimum 1-year commitment. Subleasing is not permitted.
